The Asps Residential Development Update

The Asps Residential Development Update

Engineer Sean Flannigan and his team have been working with Taylor Wimpey PLC and Bloor Homes since 2020 on this outstanding residential development in Warwick.

It is a mixed development that includes 900 dwellings, two commercial areas, a school and also a park & ride. The site is split with Taylor Wimpey Midlands constructing 450 dwellings and Bloor Homes constructing a further 450.

JPP’s instruction for the site back in 2020 included preliminary engineering drainage and levels strategy, detailed planning support, road and sewers drawing packs, detailed levels and drainage designs and foundations designs for the full 900 dwellings.

Since our instruction, we have worked to help secure planning approval for the main infrastructure phase of the development, phase 1 parcels and also future phase 2 parcels for our clients. We have worked to secure Section 38 and Section 104 technical approvals for the on-site roads and drainage as well as the Phase 1 works.

Construction work is progressing well for the infrastructure roads and Phase 1 parcels. A large majority of the infrastructure road has been constructed up to the base course as well as completion of the ponds/swales to enable connection of the phase 1 plots that are completed to date.

Following completion of the Infrastructure and Phase 1 works, JPP look forward to progressing the Phase 2 detailed design works for another approx. 450 plots for our clients Taylor Wimpey plc and Bloor Homes now that planning approval is granted.

CAPTIVE SHOT BLASTING TECHNIQUE

CAPTIVE SHOT BLASTING TECHNIQUE

JPP were set an interesting challenge recently at a new container yard facility. The client had initially requested a power float finished surface that offered grip for reachstackers to safely stack containers up to 5 high in wet conditions.

Despite test panels being done and approved to confirm the surface finish required, the contractor overworked the surface and provided a much smoother surface than was acceptable. The challenge was to find a method that would quickly provide the required grip.

We ended up presenting two options for discussion.

The first was to provide parallel grooves across the slab by diamond saw cutting. This option would provide grip for the lifetime of the pavement but would take several weeks to implement. As the site was about to go operational this would have either significantly delayed opening or have required large areas of the site to be out of action. This method also would have been costly.

The second option was captive shot blasting. This involved a machine firing small metal shot at high speed to provide a textured surface. This operation is quick to do (3 days for this site) however, unlike diamond grooving, it has a limited lifespan of typically between 2 to 5 years before it will need to be redone. However, on balance it would likely be the cheaper option over the lifetime of the pavement and will need to be redone in local areas rather than the whole slab.

After the shot blasting was done the site was tested with reachstakers and HGVs again in wet conditions and the tests proved successful. Uniformity of the finish was measured using a pendulum test which is essentially a falling arm to measure the friction of the surface. The shot blasting also removed any weak surface laitance earlier than would have happened during normal operations which now allows for timely remedial works where required.

JPP were delighted and proud to be able to offer a cost-effective solution that allowed the site to become operational on time.

ENGINEERING EXCELLENCE

This month we are celebrating work anniversaries for Izzy, Mia, Tiffany, James and Hasnain.

Izzy has been working across our civil and structural teams for the last 5 years and is now an Apprentice working towards her degree qualification at Coventry University. Mia, our Design Coordinator in Northamptonshire, Tiffany, Structural Engineer based across our Northants and Milton Keynes offices, and James, Structural Engineer in Poole, have all worked with us for the last 2 years. Hasnain Imtiaz (not pictured) is a Senior Engineer within our Structures division and celebrates 6 years at JPP this month.

All of these colleagues demonstrate engineering excellence on a daily basis and we are so proud to have them work with us here at JPP. Thank you all for your hard work and professionalism. Here’s to many more years with The JPP Group.
